Tameside publishes no selective licensing scheme. Mandatory HMO licensing may still apply, and the council's HMO page requires an "Electrical installations inspection certificate" and a "PAT certificate for appliances" among the documents with an application. Licensing applies where five or more people live in two or more households sharing facilities, and the council says failure to obtain a licence "can lead to fines of up to 20,000 pounds and a criminal record, and potentially, rent repayment orders" (Tameside Council, houses in multiple occupancy, read 16 September 2026).
For most private rented homes the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 are the rule: inspection and test at least every five years by a qualified person, a report, remedial or further investigative work within 28 days, or sooner if the report requires it, copies to the tenant and the council, and a financial penalty of up to 40,000 pounds for a breach. The 2025 amendment extended the regime to the social rented sector (gov.uk guidance on electrical safety standards in the private and social rented sectors, read 16 September 2026).
None of Tameside's nine conservation areas is in Denton by name. The nine are Ashton Town Centre, Carrbrook, Copley, Fairfield, Millbrook, Mottram, Portland Basin, Stalybridge Town Centre and St Anne's, and the council page gives no location for each. Tameside's landlord guidance also notes that from 1 May 2026 the Renters' Rights Act changes how private rented homes are let, managed and ended.
For a charger the Planning Portal records the permitted development limits: a wall mounted outlet and its casing no larger than 0.2 cubic metres and not within the curtilage of a listed building, an upstand no higher than 1.6 metres in the curtilage of a dwellinghouse with one per parking space, and off street parking. An article 4 direction in a conservation area or designated heritage site can remove those rights. The page says the check plainly: look at the address, look at any direction and the work proposed, then say what permission the job needs.
