The published Solihull local authority row is a wider area: 95,980 properties, 3.2 per cent pre 1919 and 19.2 per cent pre 1940.

Inside the town the mix runs a long way apart. Lyndon North records 75.6 per cent built before 1940. Monkspath South records 91.8 per cent built between 1973 and 1999. Across the eleven areas, 38.4 per cent dates from 1945 to 1972 and 22.8 per cent from 1973 to 1999 (VOA CTSOP4.1). Census 2021 table TS044 records 37.5 per cent of Solihull borough households in semi detached houses, 28.5 per cent detached and 17.1 per cent in flats, and table TS054 records 11.5 per cent renting from a private landlord or agency.

The rules that change a window and door fitting job in Solihull

Solihull Metropolitan Borough Council describes a conservation area as "an area of special architectural or historic interest the character or appearance of which is worthy of being preserved or enhanced", counts 20 of them in the borough, and states that "A conservation area may also be the subject of an article 4 Direction, which removes further permitted development rights." Its permitted development page tells homeowners to "always seek permission for: flats and maisonettes (other than for satellite dish installation), listed buildings, conservation areas". The page read does not name which areas carry a direction.

The Planning Portal states that planning permission is not usually needed for the "insertion of new windows and doors that are of a similar appearance to those used in the construction of the house". It also states that "a new bay window will be treated as an extension and may require permission", and that "If you live in a listed building, you will need listed building consent for any significant works".

On building control the Planning Portal states that "Since 1 April 2002 building regulations have applied to all replacement glazing". It sets out two routes: "an installer registered with the relevant competent person scheme", who provides a certificate on completion, or an unregistered installer or do it yourself, "in which case approval can be sought from the relevant Building Control Body".
