Websites for roofers in Rotherham that fill the diary.

Rotherham is mostly semi detached housing, and from February 2026 six of its areas are under selective licensing.

Rotherham Council's Housing Strategy 2025 to 2030 records over two thirds of the borough's 122,000 homes as built over sixty years ago. We build a full re roof page, a repair page, and a landlord page for the six selective licensing areas live from 15 February 2026. Free live demo, your domain, live in 7 days.

The houses in Rotherham

Valuation Office stock table CTSOP4.1, stock at 31 March 2025, counts 122,330 properties in Rotherham, 15,480 built before 1919 and 35,790 before 1940. That is 12.7% pre 1919.

Rotherham Council's Housing Strategy 2025 to 2030 states that there are around 122,000 homes in Rotherham and that over two thirds of them were built over sixty years ago.

The same strategy records 49.2% of households in a semi detached home, 22.3% detached, 18.2% terraced and 10.3% in a flat or apartment. It records 51.8% of homes as having three bedrooms. Census 2021 table TS044 gives the same house type split.

We would give a full re roof and a repair page to that stock, each with your own finished jobs, the method written out and its own quote questions.

Maltby

The council ran a major retrofit pilot on 130 council homes here.

Council and social landlord work alongside private repairs, with retrofit and roof work often landing on the same house.

East Herringthorpe

The council has delivered ten zero carbon ready homes on its own sites here, a mix of houses and bungalows.

Mostly repair and landlord work on older council built stock, with new build roofs going on next door.

Thrybergh

The Whinney Hill and Chesterhill Avenue development created 237 new homes for affordable rent, shared ownership and private rent.

Newer estate roofs: repairs and storm work rather than re-roofs.

Masbrough and Kimberworth

A designated selective licensing area from 15 February 2026, older private rented stock close to the town centre.

Landlord repairs booked in a hurry, often through an agent, with licensing pushing standards up.

Waverley, Dinnington, Dalton, Ravenfield and Thorpe Hesley

The council names Waverley as a new community and cites significant recent development in Dalton, Dinnington, Ravenfield and Thorpe Hesley, with 2,450 homes delivered in three years.

New build snagging, guttering and storm repairs. Dinnington is also one of the six selective licensing areas.

The rules that change a roofing job in Rotherham

Rotherham's Sites and Policies final draft of 2014 gives a figure of 28 conservation areas, with a further eleven identified for possible designation, of which Letwell and Ulley have since been designated. That is the most recent council document we could open giving a number, and it dates from 2014.

Six selective licensing areas came into effect on 15 February 2026 and run to 14 February 2031: the town centre with Eastwood, Clifton and Boston Castle; Masbrough and Kimberworth; Thurcroft; Dinnington; Brinsworth; and Parkgate. In those areas a private landlord needs a licence and the council inspects condition.

We would build a page for landlords and agents naming those six areas and their dates, and a page that explains which jobs need permission and says that you check the address against the conservation area boundary and against any Article 4 direction before you quote.

Who you are up against in Rotherham

We counted the Google Maps results for roofers in Rotherham on 16 September 2026. The sample was 40 listings: 32 had a website and 8 had none. Eight of the 40 carried Rotherham in the domain, including two different firms both trading as Rotherham Roofing on near identical addresses, two pointed at a Facebook page or a builder platform, and one was a merchant.

That is one dated sample of one search. What we would do with it is give Maltby, East Herringthorpe, Thrybergh, Masbrough and Kimberworth, and Waverley a page each, carrying the jobs you have taken in them.

Where a roofer in Rotherham gets to when they invest

Three Rotherham firms whose websites we opened and checked. Rotherham Roofing, Retro Roofing and Aquaroof each take a different line: one page per commercial job type, a plain list of the places worked, or a single flat roof system.

  • Rotherham Roofing

Built on WordPress. It carries photographs of its own jobs and reviews on the page. It has no page per area. Quotes come through a form, and the phone number sits in the header.

The navigation carries a separate page for each industrial and commercial job type, including fragile roof repairs, over-cladding and asbestos cement roofing, with the landline and the email in the header.

  • Retro Roofing

Built on WordPress. It carries photographs of its own jobs and reviews on the page. It has no page per area.

The home page names the places it works in a single line, Rotherham, Maltby, Wath upon Dearne, Doncaster, Worksop, Dinnington, Thrybergh, Rawmarsh, Wickersley and Sheffield, and carries job photographs in its own media library.

  • Aquaroof Rubber Flat Roofing

It carries photographs of its own jobs. It has no page per area and no reviews on the page. Quotes come through a form.

The site is built around one system, EPDM rubber flat roofing, with separate domestic, commercial and warm roof insulation pages, a gallery, and its approved Firestone contractor badge on the home page.

Two keep the phone number in the header, two carry reviews on the page, and none run a page per area. Each one opened and checked 17 September 2026.

What we would build for a Rotherham roofer

  • A home page built around the ordinary family house: the council records 49.2% of households in a semi, and 51.8% of homes with three bedrooms.
  • A full re roof page with one job shown start to finish.
  • A repair page for tile slips, ridge, verge and flashing.
  • A flat roof page for garages, extensions and dormers.
  • A landlord and licensing page naming the six selective licensing areas and their dates.
  • A new build and snagging page for Waverley, Dalton, Dinnington, Ravenfield and Thorpe Hesley, where the council counts 2,450 homes delivered in three years.
  • A conservation page covering the 28 areas in the council's 2014 draft plan.
  • Area pages for Maltby, East Herringthorpe, Thrybergh, Masbrough and Kimberworth, and Waverley.

Roofers in Rotherham ask us

  • My work is nearly all tiled semis. What should the site say?

Rotherham Council's Housing Strategy 2025 to 2030 records 49.2% of households in a semi detached home, and over two thirds of the borough's 122,000 homes as built over sixty years ago. We would build a full re roof page for that house, with one job shown start to finish and its own quote questions.

  • Is there money in landlord work here?

Six selective licensing areas came into force on 15 February 2026 and run to 14 February 2031, covering the town centre with Eastwood, Masbrough and Kimberworth, Thurcroft, Dinnington, Brinsworth and Parkgate. A landlord holding a licence is inspected on condition. We would write a page for agents naming those six areas and their dates.

  • Do I need to worry about conservation areas?

Rotherham's Sites and Policies final draft of 2014 gives a figure of 28 conservation areas, and the Valuation Office stock table for March 2025 puts 12.7% of the borough's property before 1919. We would cover conservation on one page, explaining which jobs need permission, and spend the other pages on re roofs, flat roofs and repairs.

  • What did you find on Google Maps for Rotherham roofers?

In our sample of 16 September 2026, 40 listings came back: 32 with a website, 8 with none, and two firms both trading as Rotherham Roofing on near identical addresses. That is one dated sample of one search. We would give each job and each area its own page, carrying your work.
