Boscombe Spa
One of the twenty conservation areas BCP Council names in the Bournemouth area, alongside Boscombe Manor (BCP Council conservation areas page, read 17 September 2026).
End of tenancy cleaning in converted flats, set out room by room.
BCP Council states that planning permission is needed to turn a house into a small HMO in all of the Bournemouth area, in force since December 2011, and Census 2021 records 34.4 per cent of Bournemouth, Christchurch and Poole households living in flats.
We build a page per job, a flats and blocks page, a holiday let changeover page where you take that work, area pages and a quote tool that collects the job details first. BCP Council's HMO page states that you must have a licence if you are renting out a large HMO to five or more people in England, and the shared house page would carry that. See it live before you pay a penny, live in 7 days.
The published Valuation Office stock table CTSOP4.1, stock at 31 March 2025, records 190,200 properties in Bournemouth, Christchurch and Poole. That is the published local authority row for the whole unitary authority, so Poole and Christchurch sit inside it and it is not a Bournemouth figure. 10.7 per cent of the stock was built before 1900, 11.0 per cent between 1930 and 1939 and 11.3 per cent between 1973 and 1982.
On the same authority row, Census 2021 table TS044 records 34.4 per cent of households in flats, made up of 26.8 per cent purpose built and 7.6 per cent converted, with 35.6 per cent detached and 9.9 per cent terraced. Table TS054 records 23.3 per cent of households renting from a private landlord or letting agency, with a further 2.1 per cent in other private renting. Both cover the whole unitary authority.
A converted flat and a detached house are two different jobs and two different quotes. The quote tool asks whether it is a flat, a house or communal areas, then collects the details you need to quote. We would keep the end of tenancy checklist on its own page, and say plainly on the site whether you travel to Christchurch and Poole as well.

Named by BCP Council as a conservation area in the Bournemouth area (BCP Council conservation areas page, read 17 September 2026).
Changeover cleaning for landlords and letting agents on a fixed date.
Both named by BCP Council as conservation areas in the Bournemouth area, Westbourne with West Cliff and Poole Hill, Southbourne Grove with Knole Road and Undercliff Road (BCP Council conservation areas page, read 17 September 2026).
Holiday let and changeover cleaning where you take that work, with the turnaround window stated.
Named by BCP Council as a conservation area, and the only part of the Poole area where the HMO Article 4 direction applies, in force from 1 May 2013 (BCP Council HMO planning page, read 17 September 2026).
Shared house work, with the shared areas and the individual rooms quoted separately.
BCP Council's HMO page states the mandatory rule: "You must have a licence if you're renting out a large HMO to 5 or more people in England." The page sets out no selective licensing scheme and no additional licensing designation for the area. On the planning side the council states that "in all of the Bournemouth area and Talbot Village in the Poole area you will need planning permission" "to change the use of a house (Use class C3) into a House of Multiple Occupation (HMO) (Use class C4)", which it describes as "small shared houses or flats occupied by between 3 and 6 unrelated individuals who share basic amenities".
It records that the direction came into force in December 2011 for the Bournemouth area and on 1 May 2013 for Talbot Village, and that "Large Sui Generis HMOs (housing 7 or more people) always need planning permission". The council also publishes that "There are 48 conservation areas in the Bournemouth, Christchurch and Poole area", twenty of them named in the Bournemouth area.
Deposit protection is set nationally. GOV.UK states that a deposit must be protected where the home is rented on an assured periodic tenancy, and that assured periodic tenancies replaced assured shorthold tenancies on 1 May 2026. It names the Deposit Protection Service, MyDeposits and the Tenancy Deposit Scheme as the three schemes in England and Wales, states that the landlord or letting agent "must put your tenants' deposit in the scheme within 30 days of getting it", and lists what the tenant must be told within the same 30 days, including "why you would keep some or all of the deposit".
We would link landlords and agents to the council's own HMO pages, the Article 4 area and the occupancy. Your page would set out the communal areas included, the room by room checklist, the access arrangements, completion photographs and your return visit policy.
The local field, 17 September 2026
We counted the Google Maps results for cleaning companies in Bournemouth on 17 September 2026. The sample was 40 listings. Nine carried a Bournemouth postcode under a domestic or commercial cleaning category and every one of the nine had a website. Six carpet cleaning firms and thirteen window, pressure washing or exterior cleaning firms also carried Bournemouth postcodes and are counted separately. One row, a national domestic cleaning brand, gave no address, and eleven rows were other businesses returned by the same search.
A separate Maps pull for letting agents in Bournemouth on the same day returned 40 listings, which is the cap we set, all with a BH postcode, and 39 of them were property businesses. That is 39 inside a capped sample of 40, not a count of the agents in the town.
Those are two dated samples of two searches. What we would do with them is give Boscombe, East Cliff, Dean Park, Westbourne and Southbourne a page each, and state on every one whether you travel to Christchurch and Poole as well.
Three Bournemouth firms whose websites we opened and checked. One of the three runs an areas covered section, shows its own liveried van and carries Google review cards on the same page.
Built on WordPress. It carries a page per area, photographs of its own jobs and reviews on the page. Quotes come through a form, and the phone number sits in the header.
