The published Valuation Office stock table CTSOP4.1, stock at 31 March 2025, records 119,760 properties in Stoke-on-Trent. That is the published local authority row and it covers the whole unitary authority. 21.9 per cent of the stock was built before 1919, 40.5 per cent before 1940 and 29.5 per cent between 1945 and 1972.

Census 2021 table TS044 records 46.1 per cent of Stoke-on-Trent households in semi detached houses, 27.6 per cent terraced and 10.4 per cent in flats, including 9.2 per cent of all households in purpose built flats. Table TS054 records 18.2 per cent of households renting from a private landlord or letting agency, with a further 2.1 per cent in other private renting. Both are whole authority figures.

Stoke-on-Trent City Council states that in 2014 streets in Fenton were designated as selective licensing areas, listing among them Baron Street, Berdmore Street, Bishop Street, Brocksford Street, Burnham Street, Carron Street, Fife Street, Foley Street and Oldfield Street, and that these schemes ended on 4 August 2019 (Stoke-on-Trent City Council selective licensing evaluation report, read 17 September 2026).

Cobridge

The council lists the Cobridge streets designated in 2014 in the same notice, among them Waterloo Road numbers 346 to 380, Century Street, Winifred Street, Cobridge Road, Portland Street, Rutland Street, Denbigh Street and Shaw Street, and states that the schemes ended on 4 August 2019 (Stoke-on-Trent City Council selective licensing evaluation report, read 17 September 2026).

The rules that change a cleaning job in Stoke-on-Trent

Stoke-on-Trent City Council states that "Under the Housing Act 2004, local authorities have powers to introduce selective licensing of privately rented homes to address problems in their areas" and that "Selective licensing requires private landlords to apply for a licence to let their properties". It states that in 2014 named streets in Fenton and Cobridge were designated as selective licensing areas and that "These selective licensing schemes ended on the 4th August 2019". Mandatory HMO licensing may still apply where the statutory definition is met, and the council publishes a houses in multiple occupation licensing policy covering 2021 to 2026. No current selective or additional designation for the city was found on the council's own pages on 17 September 2026, which is recorded as not found rather than as an absence of any rule.

The deposit rule is set nationally by GOV.UK. It states that a deposit must be protected in a government approved scheme where the home is rented on an assured periodic tenancy, that assured periodic tenancies replaced assured shorthold tenancies on 1 May 2026, and that the landlord or the letting agent must put the deposit in the scheme within 30 days of getting it. The three schemes for England and Wales are the Deposit Protection Service, MyDeposits and the Tenancy Deposit Scheme, the agreed amount is returned within 10 days of both sides agreeing it, and a disputed deposit stays in the scheme until the issue is settled.

We counted the Google Maps results for cleaning companies in Stoke-on-Trent on 17 September 2026. The sample was 40 listings. Twenty four carried a Stoke-on-Trent address and nineteen of those had a website, with five having none; two of those five give a Facebook page in the website field. Two further rows give Newcastle-under-Lyme ST5 addresses and one gives Stone, which sit outside the city. Eight rows gave no address and five sat far outside the area.

A separate Maps pull for letting agents in Stoke-on-Trent on the same day returned 40 listings, which is the cap we set.     Built on WordPress. It carries reviews on the page. It has no page per area. Quotes come through a form, and the phone number sits in the header.

    The home page states the firm is an independent commercial cleaning company based in Stoke-on-Trent, carries named customer quotes and gives each service its own learn more page, including end of tenancy, carpet, kitchen, upholstery, driveways and garden clearance.
