The houses in Halesowen

Our own totals of the Valuation Office table CTSOP4.1, stock at 31 March 2025, cover 17,710 dwellings across the five census areas that make up Halesowen, which are Halesowen Town, Halesowen East, Hawne, Hayley Green, and Shell Corner and Hurst Green. 9.9 per cent of them predate 1919 and 29.8 per cent predate 1945. 42.4 per cent date from 1945 to 1972 and 21.3 per cent from 1973 to 1999.

6.5 per cent was built in 2000 or later. Shell Corner and Hurst Green is 22.3 per cent pre 1919 against 0.9 per cent in Hayley Green, and Cradley on the western edge is 14.3 per cent pre 1919. Dudley borough as a published local authority total is 9.0 per cent pre 1919 across 142,250 dwellings, and Census 2021 table TS044 records 48.4 per cent of Dudley households in semi detached houses.

Two books of work, then. Skim over and artex ceiling removal on the post war roads, and old plaster off with a backing coat, a skim and lime where the wall needs to breathe in the older pockets. Render sits on top of both, on the pebble dashed frontages. We would build a page for each rather than one services list.

Hayley Green

55.1 per cent built 1945 to 1972 and 8.2 per cent pre 1945 (Valuation Office stock tables, 2025).

Post war semis. Artex ceiling removal or overboard, skim over sound walls, a room at a time.

Hasbury and Halesowen Town

Halesowen Town is 9.7 per cent pre 1919, 21.7 per cent inter war and 45.8 per cent built 1945 to 1972 (Valuation Office stock tables, 2025).

Mixed. Skim over on the post war roads, and stripping back to brick where the old sand and cement has blown on the older houses near the town.

Shell Corner and Hurst Green

22.3 per cent pre 1919 and 51.0 per cent pre 1945 (Valuation Office stock tables, 2025).

Solid wall Victorian terraces. Old plaster off, backing coat and skim, lime and breathable finishes where the wall wants them, and damp related re plaster.

Hawne

11.8 per cent pre 1919 and 50.3 per cent built 1945 to 1972 (Valuation Office stock tables, 2025).

Two jobs on the same street. Post war ceilings and re skims, and full replasters in the older terraces.

Cradley

14.3 per cent pre 1919 and 32.7 per cent pre 1945 across Cradley East and Cradley West and Hayes Lane (Valuation Office stock tables, 2025).

Older terraced stock where the plaster comes off and goes back on properly, with rendering work on the pebble dashed frontages.

The rules that change a plastering job in Halesowen

Dudley Metropolitan Borough Council lists 22 conservation areas. The one in Halesowen is The Leasowes, and it is one of three in the borough carrying an Article 4 Direction, alongside Mushroom Green and Love Lane.

The council's Article 4 guidance is unusually direct for a plasterer: inside those areas you need planning permission before you paint the render or brickwork on external walls. Dudley publishes no separate lime or breathable finish guidance.

We would explain how you check the conservation boundary, any Article 4 direction and the proposed work before confirming whether permission is needed. That answers it on the render page instead of on site.

The local field, 16 September 2026

Who you are up against in Halesowen

We counted the Google Maps results for plasterers in Halesowen on 16 September 2026. The sample was 40 listings: 22 had a website and 18 had none. 20 of the 22 sites are the firm's own domain.

The same pull carried firms from Leicestershire, Telford, Redditch, Worcester and Wolverhampton. It is one dated sample of one search. What we would do with it is give Hayley Green, Hasbury, Shell Corner, Hawne and Cradley a page each, carrying the jobs you have finished in them.

Where a plasterer in Halesowen gets to when they invest

One Halesowen firm appeared in the first ten Google local listings we checked for "plasterers in Halesowen", with a site worth opening. The other Halesowen candidates in the pull would not resolve on 16 September 2026, and the remaining local firms with working sites are painters and decorators rather than plasterers. This is a single example rather than a field.

  • HS Plastering & Rendering

Built on Wix. It carries photographs of its own jobs and reviews on the page. It has no page per area. Quotes come through a form, and the phone number sits in the header.

Completed work gallery and Reviews are both top level navigation items, so the two things a plastering customer wants are one click from the homepage.

Each one opened and checked 16 September 2026.

The Halesowen searches worth their own page

  • "plasterer Halesowen"

110 searches a month (OpenSEO keyword data, September 2026)

The town page, and the phrase with a volume on it. The town in the title, the districts named, a finished room in each.

  • "plasterers in Halesowen"

no recorded monthly volume (OpenSEO keyword data, September 2026)

The plural returned nothing. It sits on the same town page as the singular rather than a page of its own.

  • "skimming Halesowen"

no recorded monthly volume (OpenSEO keyword data, September 2026)

42.4 per cent of the town dates from 1945 to 1972. The skim over page is written for those roads and priced by the room.

  • "ceiling plastering Halesowen"

no recorded monthly volume (OpenSEO keyword data, September 2026)

Artex ceiling removal is the everyday job at Hayley Green. Its own page, with the light across a finished ceiling.

  • "rendering Halesowen"

no recorded monthly volume (OpenSEO keyword data, September 2026)

A whole house price, bought from street level photographs. Its own page, carrying the Article 4 line about painting render.

  • "damp plastering Halesowen"

no recorded monthly volume (OpenSEO keyword data, September 2026)

Shell Corner and Hurst Green is 22.3 per cent pre 1919 solid wall stock. A page on the re plaster after a damp course answers a question people otherwise ring to ask.

Four of the ten listings on page one for "plasterers in Halesowen" have no website of their own and one points at a Facebook page (OpenSEO local search results, read 16 September 2026).

What we would build for a Halesowen plasterer

  • A home page naming Hayley Green, Hasbury, Shell Corner and Hurst Green, Hawne and Cradley.
  • A skim over page for the post war semis, priced by the room.
  • An artex ceiling removal page with a before shot and the finished ceiling.
  • A full replaster page for the Shell Corner and Cradley stock, covering the old coat off, the backing coat and lime where the wall needs to breathe.
  • A damp related re plaster page for the solid wall houses.
  • A rendering page quoting the Dudley Article 4 line on painting render and brickwork.
  • Area pages for Hayley Green, Hasbury, Shell Corner, Hawne and Cradley.
  • A quote tool that asks how many walls, ceiling or walls only, skim over or full replaster, and takes a photograph.

What every plastering site needs, whatever the town, is on our plasterers page.

Plasterers in Halesowen ask us

  • How many Halesowen plasterers actually have a website?

Fewer than the map suggests. We counted 40 listings on 16 September 2026 and 18 of them have no website at all. Of the 22 that do, the pull carried firms from Leicestershire, Telford, Redditch and Wolverhampton. On the day we looked, one Halesowen plastering site opened cleanly for us.

  • Is rendering worth its own page here?

It is, with one caution written on it. Halesowen is 42.4 per cent post war stock, much of it pebble dashed, and that is where the render enquiries come from. The Leasowes is one of three Dudley conservation areas with an Article 4 Direction. We would explain how you check the conservation boundary, any Article 4 direction and the proposed work before confirming whether permission is needed.

  • Should the gallery be split by house type?

It should. Hayley Green is 55.1 per cent post war and Shell Corner and Hurst Green is 51.0 per cent pre 1945 (Valuation Office stock tables, 31 March 2025). One is a skim over, the other is old plaster off and back on. A customer who cannot find their own kind of house in the gallery assumes you do not do their job.
