The houses in Sutton Coldfield

Our own totals of the Valuation Office table CTSOP4.1, stock at 31 March 2025, cover 38,050 dwellings across the eleven census areas that make up Sutton Coldfield. 7.7 per cent of them went up before 1919 and 24.2 per cent before 1945. 16.5 per cent are inter war and 39.4 per cent date from 1945 to 1972.

25.9 per cent was built between 1973 and 1999 and 10.1 per cent since 2000. Birmingham as a published local authority total is 19.6 per cent pre 1919 across 465,310 dwellings. Census 2021 table TS044 records 35.6 per cent of Birmingham households in semi detached houses, 27.8 per cent terraced and 21.0 per cent in purpose built flats.

Those bands are four different plastering jobs at four different prices. Gypsum skim and artex ceiling removal on the inter war and post war roads, dry lining and new build snagging on the later estates, lime and breathable finishes where pre 1919 solid walls turn up, and render on the outside. We would give each one a page carrying your own finished rooms.

Sutton Coldfield South and Central

28.5 per cent pre 1919 and 53.5 per cent pre 1945 (Valuation Office stock tables, 2025).

Lime plaster on lath in the Victorian and Edwardian stock. A full replaster with the old coat off, plus cornice and ceiling rose work matched rather than boarded over.

New Oscott

40.8 per cent inter war and 46.8 per cent pre 1945 (Valuation Office stock tables, 2025).

Nineteen thirties semis. Sand and cement backing coats, artex ceilings coming down, and a skim over once the walls are made good.

Wylde Green

31.3 per cent inter war and 36.3 per cent pre 1945 (Valuation Office stock tables, 2025).

The same inter war semi pattern. Room at a time re skims and ceiling overboarding, bought on photographs of finished ceilings.

Four Oaks

9.4 per cent pre 1919, 54.4 per cent built 1945 to 1972 and 10.9 per cent since 2000 (Valuation Office stock tables, 2025). Four Oaks is one of Birmingham's 29 conservation areas.

Larger detached houses where a full replaster arrives attached to an extension. The bigger ticket end of the town.

Walmley

58.6 per cent built 1973 to 1999 (Valuation Office stock tables, 2025).

Dry lining and taping, board and skim over plasterboard, crack and corner patching rather than full replasters.

The rules that change a plastering job in Sutton Coldfield

Birmingham City Council lists 29 conservation areas. Three of them are in Sutton Coldfield: Anchorage Road, Four Oaks and High Street Sutton Coldfield.

The High Street area is covered by an Article 4(2) Direction, which removes permitted development rights on the houses inside it. Birmingham publishes no borough guidance on lime or breathable finishes that we could find on the day.

We would explain how you check the conservation boundary, any Article 4 direction and the proposed work before confirming whether permission is needed. That answers it on the render page instead of on site.

Who you are up against in Sutton Coldfield

We counted the Google Maps results for plasterers in Sutton Coldfield on 16 September 2026. The sample was 40 listings: 24 had a website and 16 had none. Of the 24 sites, 21 are the firm's own domain and three are a Facebook or directory page.

The same pull carried firms from Worcester, Shrewsbury, Wolverhampton and Tenbury Wells. It is one dated sample of one search. What we would do with it is give South and Central, New Oscott, Wylde Green, Four Oaks and Walmley a page each, carrying the jobs you have finished in them.

Where a plasterer in Sutton Coldfield gets to when they invest

Three Sutton Coldfield firms appeared in the first ten Google local listings we checked for "plasterers in Sutton Coldfield", with sites worth opening. This is the bar a plastering firm here reaches once it puts money into the site.

  • Completely Plastered

Built on GoDaddy. It carries photographs of its own jobs and reviews on the page. It has no page per area. Quotes come by phone, and the phone number sits in the header.

The phone number is the first thing in the navigation, written as a call to action, and Examples of Work and Reviews are top level pages rather than sections buried on the homepage.

  • Fine Finish Plastering Services Ltd

Built on WordPress. It carries a page per area, photographs of its own jobs and reviews on the page. Quotes come through WhatsApp, and the phone number sits in the header.

It carries an Areas We Cover page alongside separate Skimming and Plasterboarding and Dry Lining service pages, which is the page per job and page per area shape that ranks.

  • JRM Plastering Services Ltd

Built on WordPress. It carries photographs of its own jobs and reviews on the page. It has no page per area. Quotes come through a form, and the phone number sits in the header.

Landline, mobile and email all sit in the header, so a customer can pick the route that suits them, and the gallery is a top level page.

All three keep the phone number in the header, all three carry reviews on the page, and one runs a page per area. Each one opened and checked 16 September 2026.

The Sutton Coldfield searches worth their own page

  • "plasterers in Sutton Coldfield"

210 searches a month (OpenSEO keyword data, September 2026)

The town page. It names the districts you work in and shows a finished room in each.

  • "plasterer Sutton Coldfield"

260 searches a month (OpenSEO keyword data, September 2026)

The singular runs alongside the plural on the same page, with the town in the title and the first heading.

  • "rendering Sutton Coldfield"

10 searches a month (OpenSEO keyword data, September 2026)

A whole house price rather than a room price. Its own page, with render shot from the street and the Article 4 line on it.

  • "ceiling plastering Sutton Coldfield"

no recorded monthly volume (OpenSEO keyword data, September 2026)

39.4 per cent of the town was built between 1945 and 1972. We would build the artex ceiling removal page for that stock, with the light across a finished ceiling.

  • "skimming Sutton Coldfield"

no recorded monthly volume (OpenSEO keyword data, September 2026)

The tool returned no volume. The skim over page still gets built, and it is the page a landlord lands on.

  • "dry lining Sutton Coldfield"

no recorded monthly volume (OpenSEO keyword data, September 2026)

Walmley is 58.6 per cent built between 1973 and 1999. The dry lining page is written for that half of the town.

Two of the ten listings on page one for "plasterers in Sutton Coldfield" have no website of their own (OpenSEO local search results, read 16 September 2026).

What we would build for a Sutton Coldfield plasterer

  • A home page naming South and Central, New Oscott, Wylde Green, Four Oaks and Walmley.
  • A skim over page for the inter war and post war roads, with the walls made good and the light across the finish.
  • An artex ceiling removal page, room by room, with a before shot and the finished ceiling.
  • A full replaster page for the pre 1919 stock: the old coat off, lime and breathable finishes, and cornice matched.
  • A dry lining page for Walmley and the later estates, taping, jointing and over skim.
  • A rendering page carrying the Article 4(2) Direction on High Street Sutton Coldfield and the line about checking the address.
  • Area pages for South and Central, New Oscott, Wylde Green, Four Oaks and Walmley.
  • A quote tool that asks how many walls, ceiling or walls only, skim over or full replaster, and takes a photograph.

What every plastering site needs, whatever the town, is on our plasterers page.

Plasterers in Sutton Coldfield ask us

  • Is there enough plastering work here for a page per job?

The town splits three ways. 39.4 per cent of homes went up between 1945 and 1972, 25.9 per cent between 1973 and 1999 and 7.7 per cent before 1919 (our totals of the Valuation Office stock table over the eleven census areas, stock at 31 March 2025). Artex and re skim, dry lining and full replaster are three prices. We would build a page for each.

  • How busy is the Google map pack here?

We counted 40 listings on 16 September 2026 and 16 of them have no website at all. The same pull carried Worcester, Shrewsbury and Wolverhampton firms picked up by the search (Google Maps, 16 September 2026). A site with the town in the title and named districts on the page stands out quickly.

  • Do the conservation area rules change a render quote?

In one part of town. High Street Sutton Coldfield is covered by an Article 4(2) Direction, one of three conservation areas in the town on Birmingham's list of 29. The direction removes permitted development rights on the houses inside it. We would explain how you check the conservation boundary, any Article 4 direction and the proposed work before confirming whether permission is needed.
