Our own totals of the Valuation Office table CTSOP4.1, stock at 31 March 2025, cover 29,120 dwellings across the nine census areas that make up Walsall town. 24.3 per cent of them predate 1919 and 46.1 per cent predate 1945. 26.0 per cent date from 1945 to 1972 and 14.6 per cent were built in 2000 or later.

Palfrey is 47.0 per cent pre 1919 and 71.5 per cent pre 1945. Pleck is 30.7 per cent pre 1919. Walsall South East is 77.4 per cent built 1945 to 1972. Out in the wider patch, Aldridge is 53.6 per cent post war, Bloxwich 55.5 per cent and Pelsall 56.4 per cent, all under 7 per cent pre 1919. Walsall as a published local authority total is 10.9 per cent pre 1919 across 118,680 dwellings.

Solid wall terraces, lath and lime ceilings and damp related re plaster are ordinary work in the town. Overboard and skim, artex removal and planned refurbishments are the work in the suburbs. The rules that change a plastering job in Walsall

Walsall Metropolitan Borough Council lists 18 conservation areas: Aldridge, Arboretum, Bloxwich High Street, Bloxwich Park, Bradford Street, Bridge Street, Caldmore Green, Church Hall, Darlaston, Elmore Green, Great Barr, Highgate, Lichfield Street, Old Pelsall, Old Rushall, Pelsall Common, Walsall Locks and Willenhall.

Its building conservation approach says repairs to protected buildings should use traditional materials including Welsh roofing slate, lime mortars and cast iron rainwater goods, as those suit historic buildings better than modern substitutes such as UPVC.
