Our own totals of the Valuation Office table CTSOP4.1, stock at 31 March 2025, cover 23,650 dwellings across the eight census areas that make up Stourbridge. 10.7 per cent of them predate 1919 and 26.5 per cent predate 1945. 46.4 per cent date from 1945 to 1972 and 18.9 per cent from 1973 to 1999.

The pre 1919 stock is stacked in one place. Stourbridge Town and Old Quarter is 30.5 per cent pre 1919 and 51.4 per cent pre 1945. Wollaston is 11.0 per cent pre 1919 and 58.5 per cent built 1945 to 1972, and Norton North is 5.1 per cent pre 1919 and 60.9 per cent built 1945 to 1972. Pedmore Fields is 75.1 per cent built 1945 to 1972.

The Victorian work is real and it has an address: the town centre and the Old Quarter. Lime and lath ceilings, high walls and cornice to match there, gypsum skim and artex ceiling removal on the post war ring, and dry lining out at Amblecote. Three pages, three prices, three galleries.

Stourbridge Town and Old Quarter

30.5 per cent pre 1919 and 51.4 per cent pre 1945 (Valuation Office stock tables, 2025). The High Street Stourbridge conservation area covers part of it.

Victorian and Edwardian houses and flats over shops. Lime and lath ceilings, high walls, cornice and coving matched, and tower access in the rooms with the height.

Wollaston

11.0 per cent pre 1919 and 58.5 per cent built 1945 to 1972 (Valuation Office stock tables, 2025). Wollaston is one of Dudley's 22 conservation areas.

Post war work in the round. Artex ceilings, overboard and skim. The older core is the exception rather than the rule.

Norton

Norton North is 26.6 per cent inter war and 60.9 per cent built 1945 to 1972. Norton South is 25.3 per cent built 1973 to 1999 (Valuation Office stock tables, 2025).

Inter war and post war semis. Skim over walls and ceiling work, with board and skim on the newer Norton South roads.

Amblecote

Amblecote East is 41.4 per cent built 1973 to 1999 and Amblecote West and Stambermill 21.8 per cent built since 2000 (Valuation Office stock tables, 2025). Two Stourbridge canal conservation areas sit here.

Dry lining, taping and patching on the newer stock, with tighter terraces nearer Stambermill where a room at a time is normal.

Oldswinford and Pedmore

Oldswinford and Pedmore is 30.7 per cent pre 1945. Pedmore Fields is 75.1 per cent built 1945 to 1972 (Valuation Office stock tables, 2025). The Church Road and Love Lane conservation areas are in Oldswinford, and Love Lane carries an Article 4 Direction.

Larger older houses on one side and post war estate housing on the other. Full replasters and cornice work against skim overs, in the same postcode.

The rules that change a plastering job in Stourbridge

Dudley Metropolitan Borough Council lists 22 conservation areas and five of them are in or next to Stourbridge: High Street Stourbridge, Wollaston, Church Road Oldswinford, Love Lane Oldswinford, and the Stourbridge Branch Canal areas at Amblecote and Canal Street, with Stourbridge Sixteen Locks at Wordsley.

Love Lane is one of three in the borough carrying an Article 4 Direction. The council's guidance says that inside an Article 4 area you need planning permission before you paint the render or brickwork on external walls. Dudley publishes no separate lime or breathable finish guidance.

We counted the Google Maps results for plasterers in Stourbridge on 16 September 2026. The sample was 40 listings: 25 had a website and 15 had none. Two of the three leading Stourbridge listings route to a Linktree page rather than a site of their own.
