The houses in Barnsley

The published Valuation Office stock table CTSOP4.1, stock at 31 March 2025, records 115,540 properties in Barnsley. Totalling its build period columns ourselves, 23,040 were built before 1919, which is 19.9%, and 42,840 before 1940. 26.1% went up between 1945 and 1972 and 16.9% between 1973 and 1999.

The council's Housing Strategy 2024 to 2028 states that "around 60% of private sector housing in Barnsley is over 50 years old, while almost 30% (some 22,500 homes) were built before 1919". Census 2021 table TS044 records 45.5% of households in semi detached houses, 23.4% detached, 23.3% terraced and 6.2% in purpose built flats.

Barnsley Town and Park Road

63.6% built before 1919, with 5.1% from 1945 to 1972 (our own totals of the Valuation Office table, 2025). The council's conservation area list includes Barnsley Regent Street, Church Street and Market Hill, Victoria Road and Huddersfield Road.

Worsbrough

Worsbrough Common is 38.7% built before 1919, and Worsbrough itself is 36.7% built between 1945 and 1972 with 27.2% inter war (our own totals of the Valuation Office table, 2025). Worsbrough is a conservation area.

Two different jobs a mile apart: terrace renovation on one side, single storey rear extensions and garage conversions on post war semis on the other.

Goldthorpe, Thurnscoe and Bolton upon Dearne

Goldthorpe is 29.0% built before 1919 and 30.7% since 2000 (our own totals of the Valuation Office table, 2025). The council's Housing Strategy runs a Goldthorpe Housing Project and a retrofit project on up to 83 pre 1919 terraced properties, funded from Towns Fund money across the three townships.

Contract and retrofit work on pre 1919 terraces, with groundworks and new build alongside it. A different customer from the homeowner, and worth its own page.

Mapplewell, Darton and Kexborough

27.8% and 30.7% built between 1973 and 1999, with 29.1% and 26.9% from 1945 to 1972 (our own totals of the Valuation Office table, 2025).

The straightforward extension belt: late century semis and detached houses with garages and side space, now being reworked rather than sold.

The rules that change a building job in Barnsley

Barnsley Council adopted a House Extensions and Other Domestic Alterations Supplementary Planning Document on 28 March 2024, and it puts numbers on the work. It states that single storey rear extensions to terraced houses "should not exceed 3.5 metres in projection and where they exceed 3 metres in length the eaves height should not exceed 2.5 metres". On semi detached houses the figure in the same document is 4 metres with the same eaves rule.

On two storey work the SPD states that rear extensions to semi detached houses "should, therefore, generally be designed with a rear projection of less than 3.5 metres and for terraced houses 2.5 metres", and it applies the 45 degree test to the nearest habitable room window of the adjacent dwelling. The council states that the SPD covers houses in conservation areas, the Green Belt and listed buildings too, with more stringent controls.

The separate Residential Amenity and the Siting of Buildings SPD sets out a 25 degree rule for back to back orientations and a 45 degree rule for back to side. Barnsley has 18 conservation areas, including Penistone, Elsecar, Cawthorne, Worsbrough, Darfield and three in the town itself.

Two of the listed sites are a Facebook page and a booking link rather than a site of their own.

    It states its coverage in plain terms, within one hour's drive of Carlton, Barnsley, which sets the customer's expectation before they ring instead of after.
