The published Valuation Office stock table CTSOP4.1, stock at 31 March 2025, records 223,950 dwellings in Bradford district. Totalling its build period columns ourselves, 66,370 were built before 1919, which is 29.6%, and 36,930 between 1919 and 1939. That is 103,300 dwellings, or 46.1%, before 1940. 49,130 (21.9%) went up between 1945 and 1972, 14,190 (6.3%) between 1973 and 1982 and 56,110 (25.1%) since 1983.

Census 2021 table TS044 records 36.7% of district households in semi detached houses, 33.0% terraced, 14.7% detached, 11.6% in purpose built flats and 1.6% in converted or shared houses.

The rules that change a building job in Bradford

Bradford Council lists 60 conservation areas across the district, from the four in the city centre (Cathedral Precinct, City Centre, Goitside and Little Germany) through Heaton Estate, Manningham, Idle and The Green, Undercliffe Cemetery and Great Horton, out to Saltaire, Haworth and Ilkley.

The council's own advice for householders says permitted development rights do not apply to flats or maisonettes. It says larger single storey rear extensions can be built to 8 metres on a detached house and 6 metres on any other house under prior approval, but only where the property is not in a conservation area. It says an extra storey can be added under permitted development subject to prior approval, and it tells owners to check whether an Article 4 direction applies.

The 40 place pull dragged in 16 results from outside West Yorkshire, most of them merchant branches in the south west and firms in Bradford on Avon, which leaves 23 distinct local places.
