The published Valuation Office stock table CTSOP4.1, stock at 31 March 2025, records 144,720 dwellings in Doncaster. Totalling its build period columns ourselves, 19,110 were built before 1919, which is 13.2%, and 29,630 between 1919 and 1939. That is 48,740 dwellings, or 33.7%, before 1940. 42,140 (29.1%) went up between 1945 and 1972, 14,400 (10.0%) between 1973 and 1982 and 38,260 (26.4%) since 1983.

The rules that change a building job in Doncaster

The City of Doncaster Council names 46 conservation areas in the borough, including Bessacarr, South Bessacarr, Old Cantley, Sprotbrough, Tickhill, Hooton Pagnell, Owston and eight in the town itself.

Doncaster's Article 4 directions are narrow and they are not about extensions. One covers houses in multiple occupation and came into force on 14 October 2019, removing permitted development rights for conversion of a dwelling to an HMO. A second covers Doncaster Sheffield Airport from 29 September 2023, removing permitted development rights for demolition of buildings there. The council says a third, covering the Local Heritage List, is being worked up.

Outside the 46 conservation areas the standard householder permitted development route is still open across most of the borough, on the council's own pages read on 16 September 2026.
