Our own total of the Valuation Office table CTSOP4.1, at 31 March 2025, over the thirteen census areas named for Wakefield city covers 47,060 properties: 15.2 per cent built before 1919, 32.8 per cent before 1940, 28.2 per cent between 1945 and 1972 and 16.6 per cent in 2000 or later. The published district row beside it holds 165,130 properties and reads 30.9 per cent pre 1940.

Census 2021 table TS044 records 44.6 per cent of Wakefield households in semi detached houses, 22.3 per cent detached and 22.0 per cent terraced.

The Cathedral, Wood Street, South Parade and Wakefield Waterfront conservation areas are on the council's list of 31.

The rules that change a paving job in Wakefield

Wakefield Council puts the crossing on the householder in its own words: "it is up to you to find a contractor to do this work". It then sets the bar for that contractor: "Valid Streetworks cards, both supervisor (blue card), and operatives card (yellow card) both need modules passed in hot/cold lay tarmac and modular reinstatements, along with site monitoring and SLG setup or a combined card (white), and public liability insurance".

The same page states that "if you are reported or noted working without a permit or the above accreditation you will be fined by our Streetworks team", and that on completion "if the work has been carried out correctly, you will get a letter from us to say it is approved (you will need this letter if you are selling your home)".

The district carries 31 conservation areas, among them Cathedral, Lower and Upper Westgate, Wood Street, South Parade, Wentworth Terrace, Wakefield Waterfront, St Johns, Horbury, Ossett, Normanton and Sandal Castle, with Article 4 directions in force at Heath, St Johns and Whitwood Terrace and at 28 Blenheim Road. The Wakefield District Design Code was adopted on 16 June 2026 and, in the council's own words, it "replaces the Residential Design Guide and the Street Design Guide Supplementary Planning Documents and masterplanning guidance".

The national front garden rule sits on the Planning Portal. An eligible house with the relevant permitted development rights may be paved with permeable surfacing or drained to a lawn or border without an application, while impermeable paving over five square metres needs permission where it does not drain to a permeable area, and flats, maisonettes, certain converted or newly created houses and properties with relevant restrictions are outside the allowance.

The sample was 40 listings, 24 of them carrying a Wakefield postcode: 21 of those 24 had a website and 3 had none. Ten published no address and 6 gave an address outside the district.
