Our own totals of the Valuation Office table CTSOP4.1, stock at 31 March 2025, cover 14,730 dwellings across the four census areas that make up Brighouse (Brighouse, Rastrick East, Rastrick West, and Clifton and Bailiff Bridge). 28.8 per cent predate 1919 and 40.2 per cent predate 1940, with 30.5 per cent built between 1945 and 1972 and 13.8 per cent in 2000 or later.
The published Calderdale row in the same table records 97,420 properties, 36.0 per cent pre 1919 and 51.0 per cent pre 1940. Census 2021 table TS044 puts 41.3 per cent of Calderdale households in terraced houses and 28.6 per cent in semis. Table TS054 records 20.4 per cent of Calderdale households renting privately, while our own count for the four Brighouse areas gives 2,414 privately rented households out of 13,858, which is 17.4 per cent.
Old stone terrace pipework in the middle of town and boiler and bathroom work on the post war housing up at Rastrick. A site that shows one and not the other loses half the town before the call. We would show your completed bathroom and boiler jobs and explain how you assess what is there.
The town centre area
39.5 per cent pre 1919 and 52.7 per cent pre 1940, with 10.9 per cent built in 2000 or later (our own percentages, Valuation Office table CTSOP4.1, 31 March 2025). Census 2021 table TS054 puts 20.0 per cent of its households in privately rented homes.
Old stone terrace plumbing. Leaks and burst pipes, bathroom refits in tight rooms, and boiler replacement.
Rastrick East
25.5 per cent pre 1919, 39.1 per cent pre 1940 and 32.8 per cent built between 1945 and 1972 (our own percentages, Valuation Office table CTSOP4.1).
A mixed round. Terrace and older semi work at one end, boiler and radiator replacement on the post war housing at the other.
Rastrick West
16.5 per cent pre 1919, 38.2 per cent built 1945 to 1972 and 15.4 per cent in 2000 or later, with 12.3 per cent of households privately rented (Valuation Office table CTSOP4.1 and Census 2021 table TS054).
Owner occupier work on post war housing. Boiler replacement, system upgrades and bathroom refits booked weeks ahead rather than emergency callouts.
Clifton and Bailiff Bridge
32.0 per cent pre 1919 and 42.2 per cent pre 1940, with 19.2 per cent built in 2000 or later (our own percentages, Valuation Office table CTSOP4.1).
Two jobs in one area. Older property renovation and pipework on one side, boilers still inside the manufacturer warranty on the new estates on the other.
Hove Edge
Hove Edge sits inside Brighouse. It has no census area of its own, so the housing figures above cover it.
On the site this is an area page about coverage: that you come out here, how a call is booked and what the callout basis is.
