The houses in Brighouse

Our own totals of the Valuation Office table CTSOP4.1, stock at 31 March 2025, cover 14,730 dwellings across the four census areas that make up Brighouse (Brighouse, Rastrick East, Rastrick West, and Clifton and Bailiff Bridge). 28.8 per cent predate 1919 and 40.2 per cent predate 1940, with 30.5 per cent built between 1945 and 1972 and 13.8 per cent in 2000 or later.

The published Calderdale row in the same table records 97,420 properties, 36.0 per cent pre 1919 and 51.0 per cent pre 1940. Census 2021 table TS044 puts 41.3 per cent of Calderdale households in terraced houses and 28.6 per cent in semis. Table TS054 records 20.4 per cent of Calderdale households renting privately, while our own count for the four Brighouse areas gives 2,414 privately rented households out of 13,858, which is 17.4 per cent.

Old stone terrace pipework in the middle of town and boiler and bathroom work on the post war housing up at Rastrick. A site that shows one and not the other loses half the town before the call. We would show your completed bathroom and boiler jobs and explain how you assess what is there.

The town centre area

39.5 per cent pre 1919 and 52.7 per cent pre 1940, with 10.9 per cent built in 2000 or later (our own percentages, Valuation Office table CTSOP4.1, 31 March 2025). Census 2021 table TS054 puts 20.0 per cent of its households in privately rented homes.

Old stone terrace plumbing. Leaks and burst pipes, bathroom refits in tight rooms, and boiler replacement.

Rastrick East

25.5 per cent pre 1919, 39.1 per cent pre 1940 and 32.8 per cent built between 1945 and 1972 (our own percentages, Valuation Office table CTSOP4.1).

A mixed round. Terrace and older semi work at one end, boiler and radiator replacement on the post war housing at the other.

Rastrick West

16.5 per cent pre 1919, 38.2 per cent built 1945 to 1972 and 15.4 per cent in 2000 or later, with 12.3 per cent of households privately rented (Valuation Office table CTSOP4.1 and Census 2021 table TS054).

Owner occupier work on post war housing. Boiler replacement, system upgrades and bathroom refits booked weeks ahead rather than emergency callouts.

Clifton and Bailiff Bridge

32.0 per cent pre 1919 and 42.2 per cent pre 1940, with 19.2 per cent built in 2000 or later (our own percentages, Valuation Office table CTSOP4.1).

Two jobs in one area. Older property renovation and pipework on one side, boilers still inside the manufacturer warranty on the new estates on the other.

Hove Edge

Hove Edge sits inside Brighouse. It has no census area of its own, so the housing figures above cover it.

On the site this is an area page about coverage: that you come out here, how a call is booked and what the callout basis is.

The rules that change a plumbing job in Brighouse

Landlords must arrange annual safety checks for the gas appliances and flues they provide, whether or not the property needs a licence. The Health and Safety Executive sets out who the duty falls on, and we would link its page beside the council one.

Calderdale Council operates mandatory HMO licensing for properties occupied by five or more people from two or more households who share amenities. Its houses in multiple occupation page tells landlords to "Make sure annual gas safety checks are carried out". No selective licensing scheme covers Brighouse. Mandatory HMO licensing may still apply.

The rest is national. Gov.uk says you may need building regulations approval to "install or replace a heating system", and that "You do not need to get approval yourself if you use someone registered with a competent person scheme". A short paragraph saying that, in those words, is worth more to a Brighouse customer than a page of general reassurance.

Who you are up against in Brighouse

We counted the Google Maps results for plumbers in Brighouse on 16 September 2026. The sample was 40 listings. Ten are trade firms with an HD6 Brighouse postcode: eight have a website, two have none, and one of the eight is a Facebook page rather than a site of its own. Thirteen more of the 40 are merchants, showrooms or shops, counted separately. The remaining 17 sit outside HD6 or give no address, mostly Halifax and Huddersfield firms.

One dated sample of one search, and the honest read is that a site here is the entry ticket rather than the advantage. The advantage is the job pages and the area pages for the town centre, Rastrick East, Rastrick West, Clifton and Hove Edge.

Where a plumber in Brighouse gets to when they invest

Three Brighouse firms appeared in the first ten Google local listings we checked for "plumbers in Brighouse", with sites worth opening. All three are built on WordPress and all three were opened on the same morning.

  • Jack Downes Plumbing and Heating Limited

Built on WordPress. It carries photographs of its own jobs and reviews on the page. It has no page per area. Quotes come through a form, and the phone number sits in the header.

Every job has its own navigation entry, including Landlord Certificates and Burst Pipe Repair, so a landlord and a homeowner with a burst each land somewhere written for them.

  • J3 Plumbing & Heating

Built on WordPress. It carries photographs of its own jobs and reviews on the page. It has no page per area. Quotes come through a form.

A Testimonials page sits in the main navigation rather than a strip of quotes on the home page, which gives a customer comparing firms somewhere to go and read.

  • On Plumbing & Heating

Built on WordPress. It carries photographs of its own jobs. It has no page per area and no reviews on the page. Quotes come by phone.

The site displays Gas Safe registration number 529191 on the page, which is the one number a customer can check for themselves before letting anyone in.

One keeps the phone number in the header, two carry reviews on the page, and none run a page per area. Each one opened and checked 16 September 2026.

Plumbers in Brighouse ask us

  • Brighouse looks well covered already. Is a site still worth it?

Nine of the ten listings in the local search read for plumbers in Brighouse have a website, so a site is the entry ticket here rather than the advantage. The advantage is a page per job. Plumber Brighouse runs at 170 searches a month, which is traffic worth structuring properly.

  • Should the site lead with emergency work?

Not on its own. Emergency plumber Brighouse returned 10 searches a month, while plumbers in Brighouse and plumber Brighouse each returned 170. The emergency page still needs the number at the top, and the browse search deserves the stronger page.

  • Does the old stone stock change what the site should say?

In the middle of town it does. The Brighouse census area is 39.5 per cent pre 1919 and 52.7 per cent pre 1940, while Rastrick West is 16.5 per cent pre 1919 with 15.4 per cent built in 2000 or later. Photographs of both kinds of job stop half the town assuming you are not their plumber.
