Our own totals of the Valuation Office table CTSOP4.1, stock at 31 March 2025, cover 24,420 dwellings across the eight census areas that make up Dewsbury (Dewsbury Central and Westborough, Dewsbury Moor Upper, Dewsbury Moor Lower and Westtown, Earlsheaton and Chickenley, Shaw Cross and Hanging Heaton, Ravensthorpe, Dewsbury Savile Town and Thornhill Lees, and Thornhill). 22.0 per cent predate 1919 and 42.5 per cent predate 1940, with a 20.5 per cent inter war layer, 28.2 per cent built between 1945 and 1972 and 12.0 per cent in 2000 or later.

The published Kirklees row in the same table records 193,280 properties, 26.9 per cent of them pre 1919. Census 2021 table TS044 puts 34.2 per cent of Kirklees households in semis and 31.5 per cent in terraces. Table TS054 records 19.1 per cent of Kirklees households renting privately, and our own count for the eight Dewsbury areas gives 4,252 privately rented households out of 22,777, which is 18.7 per cent.

The rules that change a plumbing job in Dewsbury

Landlords must arrange annual safety checks for the gas appliances and flues they provide, whether or not the property needs a licence. The Health and Safety Executive sets out who the duty falls on, and we would link its page beside the council one.

Kirklees runs mandatory HMO licensing for properties with five or more occupants in two or more households. The council's houses in multiple occupation page makes it a mandatory condition of a licence that "a valid gas safety certificate must be provided annually". No selective licensing scheme covers Dewsbury. Mandatory HMO licensing may still apply.

On boiler work the rule is national.
