The houses in Keighley

Our own totals of the Valuation Office table CTSOP4.1, stock at 31 March 2025, cover 21,080 dwellings across the six census areas that make up Keighley (Keighley Central and East, Keighley Utley, Keighley Oakworth Road and West Lane, Keighley South, Keighley Exley Head, and Riddlesden and East Morton). 32.3 per cent predate 1919 and 50.8 per cent predate 1940, with 24.7 per cent built between 1945 and 1972 and 11.4 per cent in 2000 or later.

The published Bradford row in the same table records 223,950 properties, 29.6 per cent pre 1919 and 46.1 per cent pre 1940. Census 2021 table TS044 puts 36.7 per cent of Bradford households in semis and 33.0 per cent in terraces. Table TS054 records 23.1 per cent of Bradford households renting privately, and our own count for the six Keighley areas gives 4,574 privately rented households out of 19,712, which is 23.2 per cent.

Stone terrace and back to back stock in the valley means old pipework and emergency leak work. Just under a quarter of the doors are a landlord's, so a fair share of that emergency work is booked by an agent rather than the person standing in the kitchen. Up at Riddlesden and Exley Head the work turns into planned boiler and bathroom jobs booked ahead. We would show your completed bathroom and boiler jobs and explain how you assess what is there.

Keighley Central and East

50.6 per cent pre 1919 and 63.5 per cent pre 1940, with 7.1 per cent built in 2000 or later, and 32.1 per cent of households privately rented (our own percentages, Valuation Office table CTSOP4.1, and Census 2021 table TS054).

The heart of the emergency work. Old stone terrace pipework, burst pipes, boiler breakdowns and the annual landlord gas safety check on a third of the doors.

Utley

44.4 per cent pre 1919 and 59.7 per cent pre 1940, with 21.2 per cent of households privately rented (our own percentages, Valuation Office table CTSOP4.1, and Census 2021 table TS054).

Terrace and older villa work. Bathroom refits in small rooms, pipework replacement and boiler swaps.

Keighley South

32.5 per cent pre 1919 and 48.8 per cent pre 1940, with 30.0 per cent of households privately rented (our own percentages, Valuation Office table CTSOP4.1, and Census 2021 table TS054). Ingrow sits in this part of the town.

Older terraced stock with a heavy rented share. Leak and boiler repair booked by agents and landlords as much as by owners.

Oakworth Road and West Lane

33.6 per cent pre 1919 and 52.5 per cent pre 1940, with 28.8 per cent built between 1945 and 1972 (our own percentages, Valuation Office table CTSOP4.1, 31 March 2025).

Half terrace repair and half post war boiler and heating replacement, on the same round.

Riddlesden and East Morton

18.0 per cent pre 1919 but 53.9 per cent pre 1940, with 35.9 per cent built between the wars and 21.6 per cent in 2000 or later, and 14.0 per cent of households privately rented (our own percentages, Valuation Office table CTSOP4.1, and Census 2021 table TS054). That is inter war and modern owner occupier housing rather than Victorian terrace.

Planned boiler replacement and bathroom fits booked ahead rather than emergency callouts.

The rules that change a plumbing job in Keighley

Bradford Council runs mandatory HMO licensing. Its page on whether a licence is needed states that "a valid current gas safety certificate, which is renewed annually, must be provided". Its wider landlords' legal duties page says "You must arrange for all gas appliance and pipework to be checked annually by a Gas Safe registered engineer." Landlords must arrange annual safety checks for the gas appliances and flues they provide, whether or not the property needs a licence. Those two sentences, quoted and linked, do more on a Keighley site than any amount of writing about trust. No selective licensing scheme covers Keighley. Mandatory HMO licensing may still apply.

The boiler question is answered nationally. Gov.uk says "You do not need advance approval for emergency repairs to your boiler or heating system, but there are rules you must follow", and "You do not need to get approval yourself if you use someone registered with a competent person scheme". Put that on the heating page and the paperwork you hand over stops being a mystery.

The local field, 16 September 2026

Who you are up against in Keighley

We counted the Google Maps results for plumbers in Keighley on 16 September 2026. The sample was 40 listings. Twenty one are trade firms with a BD20, BD21 or BD22 postcode: fifteen have a website and six have none, and three of the fifteen are Facebook pages rather than sites of their own. Seven more of the 40 are merchants or supply shops, counted separately. The remaining 12 sit outside the Keighley postcodes or give no address, mostly Bingley and Bradford firms.

One dated sample of one search, and the local field here is a real one. Against twenty one firms the edge is structure: Central and East, Utley, Ingrow, Oakworth Road and Riddlesden each with a page, carrying the jobs you have finished in them.

Where a plumber in Keighley gets to when they invest

Three Keighley firms whose websites we opened and checked. One of the three publishes a separate local landline for each town it covers.

  • Norman Atkins Plumbing & Heating Ltd

Built on WordPress. It carries photographs of its own jobs and reviews on the page. It has no page per area. Quotes come through a form, and the phone number sits in the header.

Gallery, Projects, Clients, Warranties and Offers each have a navigation entry, so the proof a customer wants and the guarantee they are buying are both one click from any page.

  • DSM Plumbing & Heating Engineers

It carries photographs of its own jobs and reviews on the page. It has no page per area. Quotes come through a form.

It runs a Showroom page and a Finance page next to Testimonials and Case Studies, so a bathroom or stove customer can see the room, the cost spread and the previous jobs without ringing first.

  • K R Martin Ltd

Built on WordPress. It carries photographs of its own jobs and reviews on the page. It has no page per area. Quotes come through a form.

It publishes a separate local landline for Keighley and for Ilkley and puts a Book engineer visit button on the page, so the customer sees a number for their own town and a booking route rather than a general enquiry.

One keeps the phone number in the header, all three carry reviews on the page, and none run a page per area. Each one opened and checked 16 September 2026.

What we would build for a Keighley plumber

  • A home page naming Central and East, Utley, Ingrow, Oakworth Road, West Lane, Riddlesden and Exley Head.
  • An emergency page with the number at the top and nothing above it.
  • An emergency leaks and burst pipe page written for stone terraces.
  • A boiler repair and replacement page for the post war half of the round.
  • A landlord gas safety page quoting both Bradford pages, with a route to book a portfolio.
  • A bathroom page for small terrace rooms, shot finished.
  • A boiler service page for the annual booking at Riddlesden and Exley Head.
  • Area pages for Central and East, Utley, Ingrow, Oakworth Road, Riddlesden and East Morton.
  • A quote tool that asks the fault, the urgency and for a photograph, and lets an agent name the property.
  • We would explain the likely duration and disruption using your own completed jobs.

What every plumbing site needs, whatever the town, is on our plumbers page.

Plumbers in Keighley ask us

  • Why is Keighley worth more effort than a smaller town?

The search volume. Plumbers in Keighley and plumber Keighley each returned 390 searches a month, emergency plumber Keighley 50 and boiler service Keighley 40. The local field is real too: 21 trade firms with a Keighley postcode showed up in the Maps sample on 16 September 2026.

  • Does the old stock justify leading with emergency work?

In the valley it does. Keighley Central and East is 50.6 per cent pre 1919 and 63.5 per cent pre 1940, and Keighley Utley is 44.4 per cent pre 1919. Exley Head is 10.8 per cent pre 1919 with half of it built between 1945 and 1972. The emergency page belongs to one half of the town and the planned work page to the other.

  • Does Riddlesden need the same pages as central Keighley?

No. Riddlesden and East Morton is 18.0 per cent pre 1919, with 35.9 per cent built between the wars and 21.6 per cent in 2000 or later, and 14.0 per cent of its households renting privately, against 50.6 per cent pre 1919 and 32.1 per cent privately rented in Keighley Central and East. It reads as inter war and modern owner occupier housing, and it belongs on the planned work page.
