Our own totals of the Valuation Office table CTSOP4.1, stock at 31 March 2025, cover 12,110 dwellings across the three census areas that make up Ossett (Ossett North, Ossett West, and Ossett South East and Horbury Bridge). 16.3 per cent predate 1919 and 27.0 per cent predate 1940. 35.8 per cent were built between 1945 and 1972 and 25.6 per cent between 1973 and 1999, which is 61.4 per cent of the town between those two dates. 11.7 per cent dates from 2000 or later.
The published Wakefield row in the same table records 165,130 properties, 29.9 per cent of them built between 1945 and 1972. Census 2021 table TS044 puts 44.6 per cent of Wakefield households in semi detached houses. Table TS054 records 13.0 per cent of Wakefield households renting privately, with Ossett North at 14.0 per cent, Ossett West at 12.8 per cent and Ossett South East and Horbury Bridge at 10.0 per cent.
Boilers fitted into houses now fifty to eighty years old, with radiators and pipework of the same age. That is planned replacement rather than a warranty claim, and it is sold on photographs of finished work and a clear quote, not on a phone number at the top of a screen. We would show your completed bathroom and boiler jobs and explain how you assess what is there.
Ossett West
19.3 per cent pre 1919 and 36.2 per cent built between 1945 and 1972, with 12.8 per cent of households privately rented (our own percentages, Valuation Office table CTSOP4.1, and Census 2021 table TS054). Gawthorpe sits on this side.
Stone terraces with small bathrooms and awkward pipe runs, next to post war semis due a boiler. The bathroom refit here is a planned spend and the quote gets compared.
Ossett North
34.9 per cent built between 1945 and 1972, 24.3 per cent between 1973 and 1999 and 11.8 per cent in 2000 or later, with 14.0 per cent of households privately rented (our own percentages, Valuation Office table CTSOP4.1, and Census 2021 table TS054).
Boiler replacement and full system work on owner occupied semis, plus a modest but steady landlord repair round.
Ossett South East and Horbury Bridge
36.4 per cent built between 1945 and 1972 and 27.8 per cent between 1973 and 1999, with 9.3 per cent in 2000 or later and 10.0 per cent of households privately rented (our own percentages, Valuation Office table CTSOP4.1, and Census 2021 table TS054).
The steadiest planned work in the town. Radiators, pipework and bathroom replacement on post war and late century housing.
The town centre conservation area
Ossett is one of the 31 conservation areas Wakefield Council lists for the district.
One plain line on the site rather than a page. We would explain how you check the conservation boundary, any Article 4 direction and the proposed work before confirming whether permission is needed. It matters for an external flue or a new soil pipe, not for the work inside.
