The published Valuation Office stock table CTSOP4.1, stock at 31 March 2025, records 66,260 properties in Bridgend county borough, 24.7 per cent of them built before 1919, 32.1 per cent before 1940 and 16.7 per cent from 2000 onwards.

Our own total across the seven areas named as the town, rather than a published town row, is 23,850 properties: 7.9 per cent before 1919, 14.9 per cent before 1940, 28.7 per cent between 1945 and 1972, 29.9 per cent between 1973 and 1999 and 26.8 per cent from 2000 onwards. Maesteg, Porthcawl, Pyle and the valleys sit outside that total. Census 2021 table TS044 for the county borough records 39.4 per cent of households semi detached, 25.4 per cent detached, 24.9 per cent terraced and 7.9 per cent in purpose built flats, and table TS054 records 13.0 per cent renting privately and 13.9 per cent renting socially.

Brackla West

80.9 per cent of properties built between 1973 and 1999 and 17.6 per cent from 2000 onwards, with 0.4 per cent before 1919 (VOA CTSOP4.1, MSOA row). 34.8 per cent of households are semi detached, 30.0 per cent detached and 26.9 per cent terraced (Census 2021).

The rules that change a drainage job in Bridgend

Bridgend County Borough Council states: "We have responsibility for regulating ordinary watercourses", that "you may need consent to carry out works, especially if you plan to divert, culvert or change the natural state of a watercourse", that "if you carry out work without applying for permission you will have to to remove any works, whether it is compliant or not. Consent is not given retrospectively", and that the application process can take up to two calendar months.

Welsh Government statutory guidance requires SuDS approval for qualifying development with drainage implications and a construction area of 100 square metres or more, subject to the statutory exemptions. Bridgend County Borough Council is the approving body and states that "construction can only begin once both planning permission and drainage approval has been granted", and that approval is not needed where planning permission was granted or a valid application received by 7 January 2019.

Dwr Cymru Welsh Water states that a householder must let it know before extending a home over, or within three metres of, a public sewer or lateral drain, and gives self certification or a full application as the two routes. It adds that an application is unlikely to be accepted where the internal diameter of the sewer is larger than 225mm or the pipe is deeper than 3 metres, and that work cannot start until it has consented. The transfer of qualifying private sewers and lateral drains took effect on 1 October 2011 (gov.uk), and responsibility for an individual pipe should be checked with Welsh Water.

Ten carry a Bridgend county borough address at CF31, CF33, CF34 or CF35, and six of those ten sit in a drainage category. One more sits at CF71 in the Vale of Glamorgan.
