Our own total across the two areas named as the town, rather than a published town row, is 11,360 properties: 16.0 per cent before 1919, 29.6 per cent before 1940, 22.5 per cent between 1945 and 1972, 28.4 per cent between 1973 and 1999 and 19.0 per cent from 2000 onwards. The two areas are Wisbech North and Wisbech South and Peckover, and Wisbech St Mary sits outside the total. Census 2021 table TS044 for Fenland records 45.7 per cent of households detached, while Wisbech North reads 25.3 per cent detached with 41.1 per cent semi detached. A Fenland District Council planning committee report of 1 December 2021 for 8 The Water Gardens, Wisbech PE13 1LD states that "the site is located in Flood Zone 3", and the Environment Agency response in the same pack says it has "no objection to the proposed development provided that your Authority considers that the application meets the Wisbech Flood Toolkit guidance".

The rules that change a drainage job in Wisbech

Anglian Water states that "our requirements, which are outlined in the Build Over/Near section of the website must be considered for all works within 3 metres of the public sewer and this includes works that do not require Building Regulations approval", and that "whilst you may have obtained planning permission for your proposed works, this does not grant approval for you to build over or near to the public sewer". It publishes standard criteria for self assessment, and states that where a proposal does not comply with all of them an application is required.

The transfer on 1 October 2011 covered qualifying private sewers and lateral drains connected to the public sewer system by 1 July 2011 (gov.uk, the private sewers transfer regulations). Responsibility for an individual pipe should be checked with Anglian Water.

The Water Management Alliance states that the Land Drainage Act 1991 and each Board's Byelaws require applicants to obtain the Board's prior written consent before undertaking certain types of activities within a Board's Drainage District, and that a Board will only approve an application to discharge surface water where the watercourse can be evidenced as being connected to the wider watercourse network. Cambridgeshire County Council is the lead local flood authority, and its own page tells householders to check where rainwater will go and to consider soakaways, water butts or permeable paving.

A Fenland District Council planning committee report of 1 December 2021 for a site in the town states that "the site is located in Flood Zone 3". That is a site level statement for one address rather than a designation for the whole centre.

We counted the Google Maps results for drainage companies in Wisbech on 16 September 2026. The sample was 40 listings: 36 had a website and 4 had none, one of those four carrying only a Facebook page. Seventeen carry a Wisbech PE13 or PE14 address and five of those seventeen sit in a drainage or sewage category. The rest are paving, groundworks, demolition and roofing firms, with the remainder of the 40 drawn in from King's Lynn, Spalding, Peterborough, Norwich, Downham Market, Lincoln, Mablethorpe and Retford.
